PALMETTO BAY DOWNTOWN STUDY
MARLIN was tasked to analyze and evaluate the impacts of Palmetto Bay’s proposed downtown district, which is set to transform into a vibrant and inviting work-live-play community. The downtown will consist of five (5) districts with more than 6,000 residential units and more than 1.5 million square feet of commercial/retail development.
Study tasks included bi-directional approach counts, turning movement counts, existing condition analysis, future year trip generation projections, future year analysis, access and circulation analysis and recommendations.
Some key project features included:
- Transit Oriented Development with Context Sensitive roadway recommendations
- Measured existing/future MMLOS on local roads in conjunction with planned light rail/express bus in the US 1 Transit Way, while creating a walkable and bikeable community.
